Columbus, Ohio Apartment Market Update: Is Now a Good Time to Rent?

Columbus has had an unusual couple of years in the apartment market, with a historic wave of new construction followed by a sharp pullback. If you're trying to time your lease, here's an honest look at where the market actually stands heading into fall 2026.

A Lot of New Supply Recently Hit the Market

2025 was a record year for new apartment deliveries in Central Ohio, with roughly 8,000 units completed, and 2026 was expected to bring a similar or slightly higher number. That wave of new construction gave renters more options and, in a lot of submarkets, more negotiating leverage, with rent growth cooling to under 2% year-over-year through the first half of 2026 in several market reports.

But the Pipeline Is Now Shrinking Fast

New construction starts have dropped off considerably. Units currently under construction fell to roughly 4% of total inventory by mid-2026, the lowest share since 2020, down sharply from a 2024 peak. Fewer new units breaking ground now generally means less new competition for existing communities over the next one to two years, and multiple 2026 forecasts point to rent growth reaccelerating toward 4% to 4.6% by year end as that supply wave works its way through the market.

What This Means If You're Apartment Hunting Right Now

●      Renters searching in late 2026 are likely catching a market that's more balanced than it's been in recent years, with somewhat more selection than a tighter market would offer

●      Waiting much longer could mean facing renewed rent growth as new supply tapers off through 2027

●      Submarkets outside the newest, most heavily built-up areas, including established Northeast Columbus neighborhoods, tend to see steadier, less volatile pricing than the trendiest new-construction corridors

The Bigger Picture: Columbus Is Still Growing

None of this softening reflects weak demand. Columbus added more than 21,000 residents in 2025, one of the largest population gains of any U.S. metro, and that growth is a big part of why forecasters expect rent growth to pick back up once the current supply wave is absorbed. A cooler market right now doesn't mean a cooling city, it largely reflects a temporary construction cycle.

Woodcroft Apartments: Established Value in Northern Woods

Woodcroft Apartments offers one bedroom, one bath and two bedroom, one bath homes from $950 to $1,250 a month in the established Northern Woods neighborhood, well below the citywide averages being reported across most 2026 market data. Every home includes a fully equipped kitchen, side-by-side washer and dryer hookups, central air and heat, and spacious walk-in closets with extra storage.

The community includes a pool, ample on-site parking, and 24/7 emergency maintenance, with water, sewer, and garbage included in rent. Residents can pay rent and submit maintenance requests online, and the property is pet friendly, subject to size and breed restrictions, a pet deposit, and monthly pet rent.
